Who we send into your client's property.

Before any trade sets foot on a property you've listed, they've been checked. This is what that means in practice, and what we can show you on request.

Why this matters to you.

An uninsured trade in a client's home is your exposure, not just theirs. Verifying coverage is the part of this that is genuinely tedious, and it is the part we take off you.

Coverage

$1M general liability, minimum.

Every vendor carries a general liability policy of at least $1,000,000. We hold the certificate, we check the expiry date, and coverage is verified before they are dispatched to any property.

Lapsed coverage stops the work.

If a vendor's policy lapses, dispatch is paused until it's current again. There is no grace period on this.

WSIB clearance.

Held where the trade requires it. For construction-adjacent work in Ontario this is mandatory, not optional.

Trade certification

Checked against the trade, not assumed.

Requirements differ by service, so we verify what actually applies rather than collecting a generic file.

Working at Heights.

Required for any above-grade work: exterior windows, eavestrough, upper-storey painting, roof washing.

WHMIS.

Required wherever chemicals are handled: cleaning solutions, solvents, primers, treatments.

Licensed work stays licensed.

Anything electrical, plumbing or gas is either performed by a licensed trade or explicitly excluded from scope in writing.

Disposal and transport.

Junk removal vendors hold commercial auto coverage and licensed disposal arrangements. Hazardous material is only handled by vendors certified to transport it.

A conversation with the trade.

You're welcome to speak with any vendor before they attend your client's property. Most agents don't ask. The offer stands regardless.

Documentation of the work.

Photographs on every job, so you can confirm what was done without attending the property.
