How does pricing work?
You send us the property and what you think it needs. We scope it and come back with one price covering everything: all trades, the sequencing, and a single invoice. Nothing is booked until you approve that number.
Why one price instead of a price per trade?
Because you're buying a finished property, not five separate jobs. One number means one approval, one invoice, and no chasing five different bills at closing.
What does a typical listing cost?
Most listings land between $1,500 and $2,500 depending on scope. A light job (deep clean and touch-ups) sits at the lower end. A property needing repairs, paint and curb appeal sits higher. You always see the number before anything starts.
What if the scope changes once work starts?
It comes back to you for approval before anyone does the extra work. You'll never see a surprise line on an invoice.
Insurance & liability
Who's liable if something gets damaged?
Every vendor we dispatch carries a minimum $1M general liability policy. We verify it before they're allowed on a property, and if coverage lapses they stop receiving work from us.
Are your vendors licensed and certified?
Yes, and it's checked against the trade rather than assumed. That means WSIB clearance, Working at Heights where there's above-grade work, WHMIS for chemicals, and the relevant licensing for anything electrical or specialised.
Can I see proof before you send anyone?
Absolutely. We're happy to send our certificate of insurance, and you're welcome to speak with any trade before they set foot in your client's property.
Process & scheduling
What do I actually have to do?
Two things. Send us the property with a rough sense of what it needs, and approve the price we come back with. We handle everything after that: booking each trade, sequencing the work, and keeping you updated as it progresses.
How do you sequence the trades?
In the order that prevents rework. Repairs and paint before cleaning, cleaning before photography, landscaping timed so it still looks fresh on shoot day. Getting this wrong is what costs agents an extra week.
How will I know what's happening?
You get updates as the work progresses and photo documentation on every job, so you can see what was done without driving across the city.
Do I need to be there?
No. We just need access arrangements: lockbox code, key, or a contact who can let the crew in.
The app
Do I have to use the app?
No; a text or an email works. The app is where quotes, approvals, progress and photos live in one place, but every part of it can happen over text if you prefer.
Is there a cost to sign up?
No. Creating an account costs nothing, and so does quoting a property.
Quality & problems
What if the work isn't right?
We fix it, at our cost. You're not chasing a subcontractor about it; that's the whole point of one company carrying the property.
How do you choose vendors?
They're scored on punctuality, quality of work and client satisfaction. Vendors who perform get more work; vendors who don't stop getting dispatched.
What if a vendor doesn't show up?
That's our problem to solve, not yours. We source the replacement and the timeline is on us.
Commitment & flexibility
Do I have to sign a contract?
No. There's no retainer, no monthly cost and no minimum volume. Use us on one listing or on all of them.
What if I already have trades I like?
Keep them. We work around whatever you already have covered; a lot of agents have a photographer they trust, and that's completely fine. We handle the rest.
Can I use you for just one service?
Our pricing is built around sequencing a full property, so single-service work is quoted separately. Get in touch and we'll price it individually.
